2. Acceptance of Terms

By using brixnmortr.com and purchasing a valuation, you agree to these Terms and Conditions. If you do not agree, please do not use our service.

3. Our Service

Brix&Mortr provides AI-powered property valuations for UK residential properties. Our valuations are generated using:

  • Data from HM Land Registry (publicly available sold prices)
  • Web search data from property portals
  • AI analysis provided by Anthropic's Claude

Important limitations

Our valuations are estimates only and are provided for informational purposes. They do not constitute:

  • A formal RICS-accredited survey or valuation
  • Professional financial or legal advice
  • A guarantee of any property's market value

You should not rely solely on a Brix&Mortr valuation for any significant financial decision, including buying, selling, or remortgaging a property. We strongly recommend obtaining a formal valuation from a qualified surveyor for such purposes.

4. Pricing and Payment

Valuations are charged on a per-report basis at the price displayed at the time of purchase. Prices are shown in GBP and include VAT where applicable.

Payment is processed securely through Stripe. We accept major debit and credit cards.

5. Refund Policy

Due to the nature of our service — where the valuation report is generated and delivered immediately upon purchase — we are unable to offer refunds once a report has been generated.

If you experience a technical error that prevents you from receiving your report, please contact us at hello@brixnmortr.com and we will resolve the issue or provide a replacement report.

6. Accuracy of Valuations

We make reasonable efforts to provide accurate and up-to-date valuations based on available data. However, property values are inherently uncertain and depend on many factors outside our control.

Brix&Mortr does not guarantee the accuracy of any valuation and accepts no liability for any loss or damage arising from reliance on our reports.

7. Intellectual Property

All content on brixnmortr.com, including the valuation reports generated by our service, is owned by Brix&Mortr. You may use your valuation report for personal purposes but may not resell or redistribute it without our permission.

8. Limitation of Liability

To the fullest extent permitted by law, Brix&Mortr shall not be liable for:

  • Any indirect, consequential, or financial loss arising from use of our service
  • Any decisions made based on our valuations
  • Errors or inaccuracies in third-party data sources used to generate valuations
  • Temporary unavailability of our service due to technical issues

Our total liability to you for any claim shall not exceed the amount you paid for the relevant valuation report.

9. Third-Party Services

Our service relies on third-party providers including Anthropic (AI), Stripe (payments), and HM Land Registry (data). We are not responsible for the availability or accuracy of these third-party services.

10. Governing Law

These Terms and Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

11. Changes to These Terms

We may update these Terms and Conditions from time to time. The latest version will always be available at brixnmortr.com/terms. Continued use of our service after changes constitutes acceptance of the updated terms.
